Aromas that Attract Buyers

We all know that first impressions are often lasting impressions. When you drive up to a home that is for sale you first see the house and its condition its in, you get out of the car and you hear the sounds in the neighborhood, children laughing and playing, birds chirping. Upon entering your senses are flooded yet again and you take a deep breath from the excitement. What aromas do you smell? It can either repel you or have you drawn in more. How you prepare your home for selling can evoke those warm fuzzy memories that connect the buyer with your property.

Potential buyers want a clean slate where they can see themselves living. But if you have any of these odors, you will need to eliminate them to market your home for the biggest pool.

  • smoke from wood

  • cigarette smoke

  • mold

  • strong kitchen smells

  • pets

  • dusty air vents

  • musty old house

The first line of defense is clean, clean, clean. I mention this in my freebie “10 Staging Tips that WOW!” This takes care of so many ills. Wash your walls, clean your vents, remove pets for showings are all solutions for neutralizing all kinds of odors. I recommend hiring a professional cleaner to get it done quickly and so much less stress.

Eliminate the negative

Be sure to open up all the windows and and curtains to let in the sunshine and fresh air. Many homes just need a breeze to clear out those musty winter smells.

After cleaning, one of my favorite odor eliminators are air purifier bags. These are great under beds, basements, under the sink, and utility rooms.

These bags which contain activated bamboo charcoal last up to 2 years. Just place them under the sun for an hour every month to keep the charcoal activated.

They neutralize odors and absorb moisture, and are safe to use around pets and children.

This keeps the property smelling clean.

I also recommend sprinkling baking soda, yes baking soda on your carpets, area rugs and sofas—leave on for 10 minutes and vacuum up. Potential buyers don’t want to smell heavy perfumes, as it leaves them thinking, “what are they covering up?”

When staging I often will use plants. It is my favorite staging accessory! Plants clean toxins in the air as well as bring life into a room.

Attracting Aromas

Now that you have a clean and fresh smelling house, now is the time to think about making a memory tied to your house. We often think of baking cookies as a way make a memory. Statistics have shown there are other ways that are less work to make those connections. That is why I like to diffuse essential oils. Diffuse a couple of hours prior to your showing or open house, but turn it off while potential buyers are present.

Floral aromas can create a happy environment, and promote social interaction

Vanilla is great for creating a calm, happy mood is universally liked universally by both men and women. The comfort you get from it can make a house feel like a home, which is just the vibe you want potential buyers to have. You can find subtle vanilla scent combinations without it being intoxicating, such as, vanilla sandalwood.
