This can be as simple as reducing clutter and reorganizing the space, or as complex as bringing in all new furniture and accessories, or somewhere in between. Each home is unique and will require a different variety of services. Start with an initial consultation (the Pre-Listing market assessment), providing a full home evaluation including notes for improvements and updates. We help to clearly define all areas of the home to eliminate those distractions that will keep buyers from seeing and remembering the great features of your house.

What is a Pre-Listing Assessment?

Your home is most likely your greatest asset, and you deserve the most return when selling. Home staging is one of the most powerful and effective marketing strategies to sell your home fast and for top dollar.

As soon as you plan to put it on the market, it becomes a product. Your home needs to stand out and gain attention, so buyers can fall in love with it as much as you love it. A Panache Assessment can help in making that your reality.

As real estate stagers, our goal is to:

– Help it sell for maximum profit in less time.

What happens during a Pre-Listing Assessment?

A home staging assessment starts with a walk-through of the home. We are simply giving you our best professional opinion on what will add value to your home and makes buyers submit an offer.

This is our chance to see things through the buyer’s eyes to determine what kind of first impression the home would provide and observe the changes that need to be made to make it more appealing.

From these notes, a full detailed report will be made and emailed to you. The stager’s obligation is to give you the best chance of selling your home. Ultimately, you will decide what items you want to address based on time, budget, support, etc.

The duration can vary but is generally 60-90 minutes.


What happens after the consultation?

You will receive the full evaluation notes from the consultation within 24 hours via email with pricing for additional home staging services or staging rental items. You may then decide if you wish to implement the suggestions yourself, or employ Interiors with Panache. Once the necessary recommendations have been completed, your Professional Home Stager can return to set up any requested home staging rental items.


Staging Quote

Finally, the stager will prepare a quote for you outlining the cost to showcase (stage) your home once all recommendations have been completed. Showcasing is the final, most important step where decorative touches are put in place to make sure the buyer instantly connects with your property!

The list may include:
– White towels
– White flat sheets for the primary bedroom
– Throw pillows and throws
– Artwork
– Accessories for coffee table and bedside tables
– Accessories for kitchen and bathrooms

This may be purchased and/or rented from Interiors with Panache.


Do I have to implement all of the recommendations provided?

You don’t have to do any of them! However, the more you complete, the better your chances of selling your home, faster, and for a maximum return. We understand that some of the recommendations may not fit with your time frame and/or budget, but we suggest that you aim for a minimum of 75% of all suggestions. Interiors with Panache can be hired to provide their expert opinion regarding the best way to showcase your home and are therefore required to provide you with all the information. We’ll help you to prioritize the highest impact items to get the most out of your investment of time and money.


Why should I spend money on a house I am selling?

Your home is generally your biggest investment. Investing in home staging will help you maximize your return on this investment. A few dollars on home staging will go a long way by ensuring that you sell your home faster, and for more money. All statistics show that the investment in staging your home is always less than your first price reduction. Did you know that only 10% of buyers have the ability to visualize a space? If I hire you for Staging services, when / how do you get paid?

Interiors with Panache requires payment to book your initial consultation. Acceptable payment is check or credit card.


What is the Staging to Sell - Occupied service?

This is a great service offered for homes that show very well already by requiring 4-6 large accessories to help complete the look of a few PRIMARY SPACES. Interiors with Panache would return shortly before listing photos to install/place rental items

What if I don’t like the staging items that you bring in?

Selection and placement of artwork, furniture and accessories are at the discretion of Interiors with Panache and it may not be to your personal taste. While you may voice concerns with any selected items, Interiors with Panache shall have final say on this. You have hired us for our skills and expertise, and we will ensure that the staging items will be chosen and placed to best showcase your home. We all have the same goal in mind—to sell your house!
